House prices in Portugal up 13.1% in January to hit new record
Average house prices in Portugal rose by 13.1% in January like-for-like on 2024 to reach a new maximum of €3,047/m2.
Guarda, Beja, and Santarém led house price increases in district capitals, but Lisbon continued to be the district with the highest prices.
According to the Idealista House Price Index, buying a house cost €3,047/m2 at the end of January, hitting a new record for the third consecutive month. In quarterly terms, prices rose 2.6%.
District capitals and autonomous regions
In January 2026, house prices for sale rose in 18 of the 19 district capitals and autonomous regions analysed.
The highest annual increases were recorded in Guarda (22.2%), Beja (21.9%) and Santarém (21.6%).
These are followed by Viana do Castelo (16.8%), Setúbal (15.7%), Coimbra (14.9%), Aveiro (13.9%) and Braga (13.2%).
Significant increases were also observed in Ponta Delgada (12.8%), Faro (11.8%), Funchal (11.3%) and Lisbon (11.2%).
Castelo Branco (10.4%), Portalegre (10.2%), Leiria (9.9%), Porto (9.3%) and Bragança (7%) showed more moderate increases. Évora recorded an annual variation of 4%. The only annual decrease was in Vila Real, where prices fell by 5.2%.
Lisbon remains the city where it is most expensive to buy a house, with a median price of €6,065/m2. Next are Porto (€3,940/m2) and Funchal (€3,901/m2). Faro (€3,419/m2) and Setúbal (€3,005/m2) are in fourth and fifth place.
Following these are Aveiro (€2,847/m2), Évora (€2,452/m2), Ponta Delgada (€2,348/m2), Coimbra (€2,282/m2), Viana do Castelo (€2,233/m2) and Braga (€2,152/m2). With values below €2,000/m2 are Leiria (€1,779/m2), Santarém (€1,697/m2), Vila Real (€1,360/m2), Beja (€1,315/m2), Bragança (€1,090/m2), Guarda (€1,032/m2), Castelo Branco (€987/m2) and, finally, Portalegre (€963 /m2).
Districts and Islands
On the Portuguese islands, Porto Santo saw the highest annual increase (41%) followed by Terceira (24.4%), the São Jorge (20.7%), and São Miguel 20.1%.
Other district towns that enjoyed increases included Viseu (21.3%), Setúbal (20.9%), Castelo Branco (19%), Aveiro (17.9%), Santarém 17.4%, Viana do Castelo (15.6%), Faial (15.5%), Leiria (14.7%). Beja (14.2%), Braga (13.9%) and Lisbon (13%).
