House rentals fell 1.9% in 2025
The cost of renting a house or apartment in Portugal fell 1.9% on average in January like-for-like on 2024 in a downward trend seen over the last quarter of 2025.
According to the idealista price index, renting a house cost €16.1/m2 at the end of the month, taking into account the average value, moving away from the historical maximum of €17 per square meter (euros/m2), recorded in October 2025.
This is a downward trend that has been consolidated over the last three months, with the quarterly variation standing at -5.3%.
The price of houses for rent increased in 11 of the 14 district capitals and autonomous regions analysed. The highest annual increases were recorded in Setúbal (11.9%), Leiria (11.3%) and Viana do Castelo (11.1%).
These are followed by Faro (9.7%), Ponta Delgada (9.7%), Coimbra (9.3%), Santarém (7.1%) and Viseu (6.3%).
Increases were also observed in Braga (2%), Funchal (1.3%) and Aveiro (0.6%). Conversely, there were annual decreases in Castelo Branco (-2.1%) and Porto (-6.3%). In Lisbon (-0.5%), prices remained stable.
