Portuguese buying more houses over €5 million
Portugal’s luxury residential property segment with properties varying between €5 million and €15 million, a growth of 15% for the estate agent’s Porta da Frente Christie’s.
The Portuguese, Brazilians and Americans were the top three nationalities buying luxury homes in the country.
In 2025, the Porta da Frente Christie’s Group was responsible for 600 real estate transactions in the Lisbon, Cascais and Alentejo region, with buyers of 39 different nationalities. The total volume of properties traded exceeded 560 million euros, 35% more than in 2024, which represents an average transaction in the order of one million euros. “We divide the high-end segment into three: Affluent (five thousand euros per square meter), Premium (up to 12 thousand euros per square meter) and Luxury (above 12 thousand euros per square meter),” João Cília, CEO of Porta da Frente Christie’s, told Jornal Económico.
With 3,000 properties its portfolio, transactions in the luxury segment increased 15% in 2025 compared to the previous year.
This means properties located in the Algarve (Quinta do Lago, Vale do Lobo and Vilamoura), Comporta, Cascais, (Gandarinha and Quinta da Marinha) and Lisbon (Avenida da Liberdade, Estrela and Amoreiras).
In these zones, house prices varied between €5 and €15 million. “This level of properties has a significant proportion of Portuguese and foreigners – Brazilians and North Americans.
But supply is short. If there were more, I believe that we would have more transactions at this level”, added the CEO.
“We are talking about a market where the buyers are very active and demanding while the offer continues to be limited,” said João Cília.
“For this type of customer, location is key, they prioritise the quality of construction, the type of finishes, the inherent services (swimming pool, gym, 24-hour concierge) and the possibility of using services associated with a hotel”, concludes the CEO of Porta da Frente Christie’s.
