Housing rents up 5.3% in 2025

The price of renting a home per square metre increased 4.9% in December, 2025 like-for-like on 2024 and registered an annual average increase of 5.3% for 2025 according to data released by the National Statistics Institute (INE) on Tuesday.

According to the INE, “the year-on-year variation in housing rents per square meter was 4.9% in December 2025 (5.0% in the previous month)”, with “all regions showing positive year-on-year variations in housing rents”, with Madeira registering the largest increase, of 6.9%.

In monthly terms, the average value of rents per square metre saw a variation of 0.2%, down 0.1% on the previous month.

The regions with the highest monthly variations were Lisbon, the Setúbal Peninsula, the Azores and Madeira (0.3%), while no region in Portugal posted a negative variation.

Foe the whole of 2025, the average annual variation for housing rents per square metre stood at 5.3%. (7.0% in 2024.)

The region with the highest average variation was Madeira (7.3%) with the other regions displaying positive variations.
