House prices in Portugal rose 6.8% in 2025 hitting new record
The price of houses in Portugal rose 6.8% in December compared to the same month in 2024 according to the Idealista Price Index.
Buying a house cost €3,019 per square metre on average that month reaching a new historic record while for the second consecutive month prices rose 2.6%.
In December, house prices rose in most of the 20 district capitals and autonomous regions analysed. The largest annual variations were recorded in Santarém (27.1%), Beja (20%) and Setúbal (17.2%), which lead the list of increases.
These are followed by Castelo Branco (16.7%), Guarda (15.5%), Portalegre (14.5%), Viana do Castelo (13.1%), Ponta Delgada (11.6%), Viseu (10.9%), Leiria (9.3%), Funchal (9.0%), Braga (8.8%), Faro (8.8%), Coimbra (7.8%) and Aveiro (7.2%).
More moderate increases were observed in Bragança (5%), Évora (4.9%), Lisbon (4.8%) and Porto (4.8%).
The only exception was Vila Real, which recorded an annual decline of 6.1%. Lisbon remains the city where it is most expensive to buy a house, with a median price of 5,995 euros/m2. Next are Porto (3,885 euros/m2) and Funchal (3,861 euros/m2). In fourth and fifth places are Faro (3,435 euros/m2) and Setúbal (3,010 euros/m2). Following these are Aveiro (2,762 euros/m2), Évora (2,488 euros/m2), Ponta Delgada (2,371 euros/m2), Coimbra (2,256 euros/m2), Viana do Castelo (2,203 euros/m2) and Braga (2,149 euros/m2). With values below 2,000 euros/m2 are Leiria (1,784 euros/m2), Viseu (1,760 euros/m2), Santarém (1,703 euros/m2), Vila Real (1,317 euros/m2), Beja (1,305 euros/m2), Bragança (1,104 euros/m2), Castelo Branco (1,045 euros/m2), Portalegre (985 euros/m2) and, finally, Guarda (976 euros/m2).
Districts and islands Analysing the December data, house prices rose in all 26 districts and islands analysed. The highest annual increase was recorded on the island of Porto Santo (42.6%), standing out very significantly compared to the other regions. This is followed by the island of Faial (29%), the island of São Miguel (20.2%), the island of Terceira (19.9%), Santarém (18.8%) and Setúbal (18.3%). Guarda (17.1%), Castelo Branco (15.7%), Madeira Island (14.3%), Pico Island (13.9%), São Jorge Island (13.4%), Viseu (13.2%), Leiria (12.8%), Aveiro (12.2%), Portalegre (12%), Viana do Castelo (11.6%), Braga (10.8%) and Évora (10.7%) also show equally relevant variations. The most moderate increases were observed in Beja (8.9%), Faro (8.8%), Lisbon (6.9%), Coimbra (5.3%), Vila Real (3.3%), Bragança (2.4%), Porto (1.9%) and, finally, on the island of Santa Maria (1.3%), which recorded the lowest positive variation of the group analysed. In the ranking of prices per square meter, Lisbon leads as the most expensive district to buy a house, with 4,573 euros/m2, followed by Faro (3,870 euros/m2), Porto Santo Island (3,729 euros/m2), Madeira Island (3,715 euros/m2) and Setúbal (3,195 euros/m2). Porto (2,971 euros/m2) and São Miguel (2,314 euros/m2) follow. With intermediate values are Aveiro (2,051 euros/m2), Leiria (1,959 euros/m2), Braga (1,872 euros/m2), Faial Island (1,741 euros/m2), Pico Island (1,682 euros/m2), Viana do Castelo (1,653 euros/m2), Coimbra (1,604 euros/m2), Terceira Island (1,601 euros/m2), Évora (1,601 euros/m2), Santarém (1,519 euros/m2), Santa Maria Island (1,417 euros/m2) and São Jorge Island (1,390 euros/m2). At the bottom of the table are Beja (1,316 euros/m2), Viseu (1,298 euros/m2), Vila Real (1,092 euros/m2), Castelo Branco (1,051 euros/m2), Bragança (940 euros/m2), Portalegre (908 euros/m2) and, finally, Guarda (857 euros/m2).
